Job summary

PEG Companies is looking to hire an experienced Associate to join its Investment / Asset Management team. The ideal candidate has at least three years of experience as an investment analyst in the commercial real estate industry. Analysis experience in real estate development projects is preferred. As an Associate, you will be responsible for modeling and underwriting real estate acquisition and development projects and driving the analysis needed to make informed investment decisions. This role will involve working hand-in-hand with senior leadership where you will be heavily involved in the investment decision-making process. You will be responsible for driving the analysis needed to manage and grow a diverse portfolio of multifamily, hospitality, and student housing assets as well as mentoring and training junior analysts on your team. You will produce all quarterly reporting, investor presentations, pitch decks, and investment committee materials for your portfolio and provide robust, accurate analysis throughout the life cycle of your portfolio from acquisition, development, construction, operations, and disposition.

This position requires a thorough understanding of financial modeling, discounted cash flow analysis, investment return metrics, and the ability to grasp and underwrite complex debt and equity waterfall structures. A successful Associate is proactive, detail-oriented, and thorough. They effectively manage their own time and workload and coordinate closely with other departments and stakeholders as needed to perform accurate, timely, and actionable analyses.

  • Develop, maintain, and improve complex portfolio cash flow models to develop strategic insights into how to optimize returns to PEG’s investors
  • Perform complex, ad-hoc modeling tasks and analysis as needed
  • Provide insights into the financial performance of the portfolio by uncovering revenue and expense trends, modeling complex debt and equity terms, working through waterfall structures, identifying areas for strategic growth, exploring opportunistic exit opportunities, etc.
  • Conduct monthly financial analysis into the performance of PEG’s portfolios to understand variances and trends both at the property level as well as the portfolio level
  • Prepare investor material for quarterly reporting, entity manager meetings, performance updates, capital calls, and any other external-facing material
  • Communicate and present the results of your analysis to senior leadership to drive effective decision making
  • Support the capital markets team by actively participating in new investor pitch calls and due diligence
  • Drive the distribution process by working with various departments throughout the organization, modeling returns based on waterfall structures, projecting future cash needs, and creating distribution reports
  • Partner closely with internal stakeholders to facilitate good investment decision making
  • Work in coordination with Asset Management, Property Management, and Portfolio Managers to produce monthly cash flow forecasts for the portfolio properties
  • Manage the internal valuation process for your portfolio by running discounted cash flow models on a quarterly basis
  • Model disposition strategies and perform hold/sell analyses as needed
  • Work alongside the Investment / Asset Management team to drive investor returns
  • 3+ years of experience underwriting commercial real estate investments (asset management, real estate finance, acquisitions, development, fund operations, etc.)
  • Expert Microsoft Excel and PowerPoint skills
  • Strong analytical/logical mindset with an emphasis on attention to detail and accuracy
  • Ability to work well in a dynamic and growing company that is constantly evolving
  • Excellent written and verbal communication skills (clear, concise, and confident) with the ability to manage internal and external relationships
  • Proactive and able to solve novel, challenging problems
  • Bachelor’s Degree in Finance, Accounting, or other STEM-related field
