Job summary

The Hospitality Investment Associate or Senior Associate will be part of the team focused on providing underwriting, business plan creation, and execution of hotel investments. The associate will oversee the primary financial analysis and management of information critical for investment decisions. This position will require a thorough understanding of hotel valuation and financial modeling, discounted cash flow analysis, investment return metrics, and the ability to grasp complex capital and waterfall structures. This person will work closely with the Vice President and Chief Investment Officer in their responsibilities and oversee the work of investment analysts. The ideal candidate will have at least three years of hospitality experience in a commercial real estate investment or consulting role and should exhibit excellent analytical, strategic thinking, and relationship management and development skills.

Responsibilities

Primary

  • Analyze a constant flow of hotel development and acquisition opportunities and provide thorough reasoning for the pursuit of an investment opportunity.
  • Produce best-in-class underwriting deliverables, and with extreme precision, project complex cash flow, capital structure, IRR, and NPV quantitative data for analysis.
  • Conduct thorough market analysis including detailed hotel demand analysis (leisure, group, corporate), supply, SWOT/Hotel Penetration, demographic, construction pricing, etc. Utilize your market findings to support your subject hotel projections.
  • Create professional-level offering material presenting potential investors with investment opportunities.
  • Prepare investor material for quarterly reporting, entity manager meetings, performance updates, and capital calls.
  • Create and review the Investment Committee presentation. Participate in presentation as directed.
  • Conduct monthly financial analysis to provide insights into the financial performance by uncovering revenue and expense trends, modeling complex debt and equity terms, working through waterfall structures, identifying areas for strategic growth, exploring opportunistic exit opportunities, etc.
  • Drive the distribution process by working with various departments throughout the organization, modeling returns based on waterfall structures, projecting future cash needs, and creating distribution reports.
  • Partner closely with internal stakeholders to facilitate good investment decision-making.
  • Work in coordination with Property Management and Investment leadership to produce monthly cash flow forecasts for hotels.
  • Manage the internal valuation process for your portfolio by running discounted cash flow models quarterly.

Secondary

  • Assist with the closing process, working with title, escrow, legal, seller, and brokers to ensure timely and efficient closings.
  • Maintain the hotel strategy potential investment/disposition pipeline.
  • Assist with insurance and property tax analysis.
  • Collaborate with the development team on the design and budget tracking of hotel projects to ensure adherence to the business plan.
  • Help ensure and track Debt Covenant compliance.
  • Develop and maintain extensive relationships within the brokerage and capital markets communities.
Qualifications
  • Ability to work well alone and with a team with little to no supervision in fast-paced environments.
  • Thorough understanding of the hotel industry
  • Solid analytical/logical mindset and attention to detail and accuracy.
  • Excellent written and verbal communication skills (clear, concise, and confident) with the ability to manage internal and external relationships.
  • Proactive and able to solve problems.
  • Bachelor’s Degree in Finance, Accounting, or related quantitative field or equivalent experience.
  • Graduate Degree (MBA, Finance) optional.
  • Expert ability to create financial models in Excel.
  • Strong Microsoft Office skills including specifically Excel and PowerPoint.
  • Extremely accurate and detail-oriented with strong administrative skills.
  • 2-5 years of hospitality experience in a commercial real estate investment role.
